2013 Rent Vs Buy

To Rent or To Buy? That Is the Question   While sources may differ about how positive the move in the residential housing market has been, they mostly concur that the worst is behind us and we are in recovery. Last year ended on a positive note, with C.A.R. reporting a 27 percent year-over-year increase in median price, and this year is not off to a bad start, with a January median price of $337,040—24 percent higher than the January 2012 median price.  Home sales made more modest progress, ending 2012 with a one percent year-over-year gain in December.  Due to the constrained supply of inventory, sales declined to 491,720 in January 2013—a 3.9 percent drop from 511,760 a year ago. Exhibit 1: Median Home Price and Home Sales With the housing market on its way to prosperity again, consumers are contemplating whether it is more beneficial to buy a property now or continue renting. To assist with this decision, C.A.R. has looked at the costs and benefits of renting ve

10 Tips for New Real Estate Investors

Many investors today want to add real estate to their investment portfolios, but they don’t understand the complex nuances of real estate investing or how to begin the process. Real estate investing is substantially different from investing in stocks, bonds, and CDs, and it can seem overwhelming to brand-new investors. Several years ago, an investor called me to buy a rental property after losing a great deal of money in the stock market. He was excited to begin his real estate investing career, but was terrified of investing in something new. In fact, at his first closing, his hands shook so much that he could hardly sign his name on the documents. Today, he owns eight houses and has become quite successful. We laugh whenever we recall how nervous he was in the beginning. But real estate investing doesn’t have to be difficult or scary. When I teach people how to invest in real estate, my philosophy is to maximize return while minimizing the risks.  When done co

Janice Lee Real Estate Insights - March 2014

Welcome to my real estate series where I'll be sharing my experiences in the fascinating real estate world. This month I represented the seller for 708 21st Ave, a 2 bedroom condo where we received 10 offers and closed for $126,000 over the asking price. My lucky buyers purchased 129 Hampshire and competed with several buyers and paid $69,000 over asking but still paid approx $40,000 less than what has sold recently in the area. Luckily my relationship with the listing agent helped us win! My listing in the Bayview received one good offer and we are closing for $645,000. Prices in the Bayview has more than doubled in the last two years.  If I had a magic ball, I would have bought 10 homes there ;) I just listed 421 Nevada, a newly renovated 3 bedroom 2 bath home with views in Bernal Heights for $799,000! Why buy a condo when you can have a single family home for less than a price of a condo? Inventory is low. If you are thinking about selling, now is a great time! Call me today
