San Francisco homes are still some of the priciest in the nation, but sales of those houses are showing significant weakness. September sales were down 19.5 percent in the city from a year ago, according to the California Association of Realtors.

Bay Area Housing Market Remains Steady, New Report Shows

Summer vacation season is upon us and with it, the usual slowdown in activity. Vacations, graduations, weddings and other events divert buyers’ and sellers’ attention from real estate. Nonetheless, the Bay Area’s housing market continues to move ahead with sales edging higher and prices climbing steadily compared to this time last year. A report released this week by DataQuick, the La Jolla-based real estate information firm, found that the median price for new and existing home sales last month in the Bay Area rose 11.4 percent to $618,000 compared to June 2013. The biggest increase was 14.9 percent in San Mateo County, and the highest median price was once again in San Francisco, which hit the $1 million mark. Sales edged 0.2 percent higher from last June to 7,915 units with the biggest gains in San Francisco, which recorded a 6.4 percent increase in transactions. No Fall Slowdown in Bay Area as Buyers Snatch up Luxury Homes

The housing market is supposed to slow down as we get deeper into the fall season and inch closer to the holidays, but something very unusual is happening here in the Bay Area. Not only is the market remaining active overall, there’s been a remarkable surge in luxury home buying – in particular, the mega-home sales. A quick look at closed sales at the end of October caught my attention. Our company alone closed an amazing 13 sales over more than $5 million in the Bay Area just in the last two weeks of October! The vast majority of these deals were in San Francisco, the Peninsula and Silicon Valley, although one was in Healdsburg. The homes went for as much as $11.1 million, the price paid for a Los Altos Hills property. In all, we saw the strongest October in sales volume since 2004 for the San Francisco Peninsula Region. Boost in consumer confidence a good omen for housing market

Consumer confidence has long been a leading economic indicator for the housing market. The more we feel good about the direction of the economy, the stock market, home values, and improvements in the job market, the more likely we are to take the leap and buy a home. So it was encouraging to see Friday’s announcement that a key consumer sentiment index moved to a four-month high in September. The Thomson Reuters/University of Michigan sentiment index rose to 78.3 this month from 74.3 in August, the highest level since May and one more sign that our slow but steady economic recovery remains on track. Summer is typically the time of year that our housing market slows down as buyers, sellers and agents all take time to enjoy the great weather and go on holiday before school resumes. But for the most part, we are still seeing a vibrant market around the Bay as the calendar turns to August and the final month of summer.  From the entry-level market to the Previews luxury end, sales remain very strong for this time of year. From Entry-Level to Luxury Homes, Bay Area Housing Market Showed Strong In Spring

Buyers were out in force this spring, pushing home sales up across the board, according to several recent market reports. The overall housing market saw the best April in six years, according to DataQuick, the La Jolla-based real estate research firm. And our own Coldwell Banker Residential Brokerage luxury reports found surging high-end sales from Marin to Silicon Valley and across to the East Bay. First the DataQuick report: Sales of single-family homes were up 13.1 percent from the previous April to the highest level for that month since 2006. Led by San Mateo with a whopping 34 percent increase, six counties enjoyed double-digit sales increases, including San Francisco, Santa Clara, San Mateo, Sonoma and Contra Costa counties. Alameda County sales were up 6 percent from a year ago. Only Napa and Sonoma counties were down fractionally.
