This month I represented the seller for 708 21st Ave, a 2 bedroom condo where we received 10 offers and closed for $126,000 over the asking price. My lucky buyers purchased 129 Hampshire and competed with several buyers and paid $69,000 over asking but still paid approx $40,000 less than what has sold recently in the area. Luckily my relationship with the listing agent helped us win! My listing in the Bayview received one good offer and we are closing for $645,000. Prices in the Bayview has more than doubled in the last two years.  If I had a magic ball, I would have bought 10 homes there ;) I just listed 421 Nevada, a newly renovated 3 bedroom 2 bath home with views in Bernal Heights for $799,000! Bay Area Housing Prices Jump to Four Year High, Sales Continue Climbing

So much for a summer slowdown in the housing market! Bay Area home prices surged to a four-year high in July and the region turned in its 13th consecutive month of year-over year sales increases, according to a new report out this week from DataQuick, the La Jolla-based real estate information services company. . The median sale price for all new and existing homes in the nine-county Bay Area jumped 12.6 percent to $421,000 from $374,000 a year ago and the highest price since August 2008. Sales gains were even more dramatic with 8,461 properties changing hands, nearly 23 percent more than a year ago. If there was any doubt left that our housing market is on the rise I think this spring and summer’s performance should put that to an end. The median price increase can be attributed to fewer distressed home sales and more “normal” market activity. Summer is typically the time of year that our housing market slows down as buyers, sellers and agents all take time to enjoy the great weather and go on holiday before school resumes. But for the most part, we are still seeing a vibrant market around the Bay as the calendar turns to August and the final month of summer.  From the entry-level market to the Previews luxury end, sales remain very strong for this time of year. Lack of inventory remains the number one challenge for many parts of the Bay, especially San Francisco, the Peninsula and Silicon Valley, although we are seeing listings gradually creep up in parts of the South Bay and East Bay. Bay Area Home Sales Continue Rising – Prices Highest in Four Years

The Bay Area’s housing market continued to heat up as summer got underway in June, with sales jumping 7.2 percent from a year ago and the median sale price surging to its highest level in nearly four years, according to a report released this week by DataQuick, the La Jolla-based real estate information services firm. According to DataQuick, the median price for all housing rose 10.4 percent in the nine-county Bay Area last month to $417,000, up from $377,750 last June and $400,000 in May. That was the highest median price for the region since August 2008. What’s causing the steady increase in the Bay Area median? While it’s pretty clear that all real estate is starting to appreciate once again, DataQuick analysts also suspect that it’s the result of an ongoing shift in the types of homes selling, slightly improved mortgage loan availability, and continued record low interest rates. The median price paid for a Bay Area home in June jumped to its highest level in almost four years, the result of an ongoing shift in the types of homes selling, slightly improved mortgage availability, and ultra-low interest rates on home loans. Sales increased on a year-over-year basis for the 12th month in a row, a real estate information service reported.  The median price paid for all new and resale houses and condos sold in the nine-county Bay Area last month was $417,000. That was up 4.3 percent from $400,000 in May, and up 10.4 percent from $377,750 in June 2011, according to San Diego-based DataQuick. Last month’s median was the highest since it was $447,000 in August 2008.

The weather is warming up and we all know what the means: the fight to beat the heat begins! Clients often ask for tips on how to make their home more energy efficient to save on energy costs, especially during the warm summer months. The good news is that there are a variety of simple things you can do every day to cut back on your energy usage while still beating the heat—and putting a little green back in your wallet: Plant trees to shade your home and help reduce your cooling costs Use your microwave to cook meals and in by doing so, you’ll use two-thirds less energy than your stove When running your dishwasher, run only full loads and let your dishes air-dry Health permitting, turn up your thermostat to 78 degrees when you are at home and 85 degrees or off when you are away Use fans and ceiling fans, if you have them Avoid running your appliances during the peak hours of 4:00 to 6:00 pm ...

Springtime housing market starting to bloom beyond the Bay

Here in the Bay Area we’ve seen a recovery in the housing market for some time now. Things began to turn around in earnest last year and really have gained traction in 2012. But now as spring is in full bloom, it seems that other parts of the state and nation are getting in on the act. “Green shoots” are evident in cities that previously were showing little signs of life, creating optimism among many industry observers. In a recent news report on NPR, reporter Yuki Noguchi said the mild spring has brought buyers out earlier than usual, and real estate agents are busy around the country. Noguchi interviewed one agent whose clients recently signed a deal on a $1.5 million house in Cape Cod that was notable for several reasons. First, it closed very quickly – “the buyers didn’t hem or haw about the decision,” the agent said. Also, it crossed the million-dollar price threshold, something he hasn’t seen since 2007. Bay Area Home Sales Continue to Rise. Condo Sales Jump.

La Jolla, CA.--March home sales in the Bay Area were at their highest level for that month in five years, the result of lower prices, low interest rates and an improving economy. Prices appeared to be leveling off across more of the region and may be poised to start inching back up in the stronger submarkets, a real estate information service reported. Last month 7,694 new and resale houses and condos sold in the nine-county Bay Area, up 34.9 percent from 5,702 in February, and up 9.1 percent from 7,051 in March 2011, according to San Diego-based DataQuick. The February to March sales jump is normal for the season. Last month’s sales count was the highest for the month of March since 8,317 homes were sold in 2007. Since 1988, March sales have ranged from 4,898 in 2008 to 12,645 in 2004. The average is 8,812. “This is the time of year when buying patterns usually start to normalize. Bay Area February Home Sales at Five-year High

La Jolla, CA.--Last month’s Bay Area home sales bounced up a bit more off bottom, fueled in large part by investors with cash who were buying discounted properties in the lower half of the price spectrum. The median price paid for a home dropped year-over-year for the 17th month in row, a real estate information service reported.   A total of 5,702 new and resale houses and condos sold in the nine-county Bay Area in February. That was up 4.1 percent from 5,479 in January, and up 14.2 percent from 4,991 in February 2011. The year-over-year sales increase was the eighth in a row, according to San Diego-based DataQuick. A January-to-February sales increase is normal for the season. Last month’s sales count, which got a lift from an extra business day thanks to the leap year, was the highest for a February since 6,305 were sold in 2007.
