Image
Boost your kitchen’s appeal and home value without breaking the bank. It’s likely you spend much of your time at home in your kitchen, cooking, entertaining friends over a glass (or two) of wine, or talking through your day with family. But there may come a day when you look around and notice that this well-loved space is starting to look a bit worn. Suddenly, your favorite gathering spot has become a place you rush guests through, and you’re concerned that potential future buyers will be turned off by its outdated appearance — especially if you’re in a luxury market, like Westport, CT. There’s no need to shy away from kitchen upgrades, though. Here are the seven upgrades suggested by design experts and real estate agents on how to rehab your kitchen (and increase your home’s value) for less than $5,000. 7 kitchen upgrades to boost your home value Repaint your cabinets and change out hardware Estimated cost: $250 for hardware, $300 for paint Painting cabinets in a semigloss fini...

San Francisco: Home to America’s Happiest Homeowners

Image
The Bay Area’s excellent job market and high wages, pleasant climate, and natural splendor are attracting plenty of new residents from all over the globe, and here’s another feather in our cap: San Francisco homeowners enjoy the highest quality of life in the U.S. In its inaugural Home Happiness Index survey , HomeAdvisor ranks all 50 states and 36 major metro areas based on homeowners’ level of contentedness. The analysis found that happiness is less about the physical property and more about an area’s accessibility and community, though the actual home itself certainly plays a role. “A homeowner’s quality of life is more likely to be dependent on their community and access to important attractions and services than it is on the number of bedrooms and bathrooms in their home,” Dr. Karen Ruskin, HomeAdvisor’s happiness expert and a tenured psychotherapist said in a statement accompanying the results. “Our research shows that homeowners are happiest in urban cities with good weather,...

How to Choose Wall Colors With Light-Wood Floors

Image
Light hardwood floors vary in color, depending on the wood species, stain -- if there is one -- and sealant. Because floors and walls are two of a room’s largest surfaces, the color of each should complement the other. The key to choosing a compatible wall color is determining whether the floor color is warm or cool. Warm floors have yellow, orange or red undertones. Cool floors have gray or taupe undertones. Whites Though pure white wall paint works with any light-wood floor, the look is too stark for all but the most contemporary interiors. Most white paints contain small amounts of other pigments. That’s why you’ll find numerous different white paint chips among each manufacturer’s offerings. The additional pigments result in white paint colors with either cool or warm undertones. If your wood floor has a cool wood tone, opt for white paint with cool undertones. Likewise, use warm white paint with warm wood floors. Pairing warm white paint with cool-wood floors or the revers...

8 Things You Should Never Say When Buying a Home

Image
If you’re in the throes of house hunting, chances are you’re excited—whether it’s your first home or your fifth. It’s an emotional roller-coaster ride! Seeing something you love (or hate) can often cause you to blurt all kinds of things, some of which you might regret. Because while you can (and should) always be upfront with your Realtor, you might not want to be quite so candid around the sellers (or the listing agent working for them). The reason? Just like in “Law & Order,” what you say can—and will—be used against you.

Feng Shui Your Home

Image
Feng Shui is based on energy flow or "qi flow" throughout the home. There are some things to stay away from or consider when purchasing a home. - Home is located on a dead-end street. On a T street - Home address includes the number 4. The number 4 is worst if located at the end of the address. 4 means death in Chinese. - Home does not have a square or rectangular floor plan. Buyers do not want corners and pointy edges, as it may symbolize a knife. - Front and back doors are directly in line with each other - Home stairs directly face the front door. Real Estate Market Report : Second Quarter 2015 According to San Francisco Association of Realtors

Image
As we turn the page to the second quarter of 2015, a proliferation of new One-Year Change in listings is expected in most markets across the U.S. Spring is traditionally the commonplace time of the year that we see some of the most desirable gems polished for eager buyers. Though some Google searches and Twitter posts will blatantly offer pessimism about the state of the housing market, on-the-street evidence does not support bad tidings. The Median Sales Price was up 20.6 percent to $1,326,500 for single family homes and 21.7 percent to $1,101,000 for Condo/TIC/Coop properties. Months Supply of Inventory decreased 6.7 percent for single family units and 11.1 percent for Condo/TIC/Coop units. The national homeownership percentage is the lowest since 1993, when Jurassic Park was the highest-grossing movie. Rental prices continue to astonish with accelerated price growth, which may cause some to think twice before locking in a 12-month lease. Lending practices and mortgage rates will...
