What to Include in Your Property Offer Package

  1. Letter from the buyer (the "love letter")
    • Purpose
      • to let seller learn a little about the buyer 
      • to let seller know why buyer likes home
      • to let seller know who he/she is selling property to 
      • to connect to the seller
       2. Letter from agent
    • Purpose
      • to tell seller about buyer and why they like home
      • to tell seller about buyer's financial strength and ability to close
      • to sell the ability of the agent to close the deal, educate buyer and have control over transaction
       3. Preapproval letter / Underwritten Preapproval
    • Ideally provide underwritten preapproval (will allow you to waive financing and appraisal contingency) and act like a cash buyer
    • Minimum preapproval letter
    • Worst case: Prequalification letter (least strong)
        4. Proof of Down Payment / Funds
    • Can be in the form of bank statements, brokerage accounts, 401k/IRA accounts, CDs
        5. Contracts / Agency / As-is addendum
        6. Copy of Credit Score (Bonus)
        7. Copy of Paystub / W2 (Bonus)
        8. Email / call directly from loan agent to the other agent to sell buyer's financial strength
